This Commencement Fee initiates the contracts to be prepared.
Once the contract signing and verification of identity documents are received we charge a fixed Engagement Fee.
Eg; If your budget is $1.5M your down payment will be approx $2,250 including your commencement fee.
This is payable upfront once we sign our agreement and begin working together. It allows the property search to proceed and research to identify a suitable location and property begins.
Our Engagement Fee isn’t about adding cost - it’s about creating a mutual commitment.

We also handle the negotiation process strategically, protecting you from emotional decision-making and costly mistakes.
The Engagement Fee ensures our only priority is securing the right property at the right price for your long-term goals.
The balance is paid when we secure your property and sign an unconditional contract MINUS the commencement fee and engagement fee.
We offer a 90 - 120 day exclusive engagement period. This means you’ll have our dedicated focus for 3+ months, giving us the time and space to find the right property that meets your brief.
